Full Management Fees
To lease new properties we have a one time fee collected AFTER the property is rented of $399.00 plus our regular management fee. This fee is for marketing purposes, unlimited showings of the property, process and screen applications, preparing the lease contract, obtaining signatures, and collecting the initial Move-In expenses. We do not collect a fee until we rent the property. Our property owner’s prefer this method as there is no out-of-pocket expenses and we agressively show your property.
A Monthly Fee for continued management of the property is 7% for condominiums, townhomes and 8% for single-family homes. 10% for out of local area properties. A 5% late fee is collected on gross rents when the tenant makes a late payment.
A Reserve of $250 is collected for potential emergency expenses or repairs. This is an owner expense that is held in the owner’s account. Any outside repairs and costs for print advertising are billed directly to the landlord.
“Leasing Only” Option
If choosing the “Leasing Only” option, our fee is 1/2 of a full month’s rent with a minimum of $1,000. However, this fee is collected upon leasing . There are no “up front fees”. Our fee includes internet advertising, numerous showing of the property, processing applications, preparing the lease contract and addendums, collecting the initial Move-In expenses, and overseeing the actual “Move-In” of your new tenants.
With the “Leasing Only” Option, GABLE Property Management will also provide assistance in meeting outside vendors at the property to coordinate work and/or repair services as needed.
